What is “good” topsoil?

I need some topsoil for a landscaping project I’m doing, and a friend advises me to get “good” topsoil.

My question: What are the attributes of “good” topsoil? How do I know if I have good topsoil and what should I expect to pay for it delivered? I will be wanting/needing 5-8 cubic yards.

Thanks,

\"Good\" topsoil should be a mix of sand and organic matter so that it is dark in color, loose but still able to hold moisture. There should not be large clumps or rocks bigger than your fist, sticks or wood chunks. No visible garbage in the soil such as paper bits or food scraps. The price depends on where you live but $40 a yard is not an unrealistic price. You may want to contact your local Master Gardeners to see who they recommend for good topsoil in your area.
