How much sun does my tree Rose need?

My tree rose is sitting on the back patio under a large tree. It gets some indirect light but no direct sunlight. The leaves are turning yellow and spotty. Is this due to lack of direct sunlight?

Black spots

Just moved into a house with tons of plants, and I have one that concerns me that shows signs of disease. There are black spots on the leaves and fruit. I think this is a pear tree, but I need help identifying it, and I need help with diagnosis/treatment info. Any help would be greatly appreciated.

Yellow leaves

I've had this plant for a very long time; in fact brought it back to life twice. Just recently it started losing leaves, turn yellow. I suspect it needs more water (ive been distracted from my routine) but it's so severe I'm concerned.
